At least 15 per cent of British homes show decoration damage due to dampness, it is a serious problem. The visible symptoms (damage decoration, peeling wallpaper etc) are serious enough, but the hidden results can be even more worrying. Structural woodwork can be weakened by wet rot and the health of the family can be harmed by the mouldy, moist atmosphere when the temperature is low.


Types of damp:

Traumatic damp

Water from an inside source reaching the wall/ceiling.

Recognition: Caused by leaking pipe, drain, tank or radiator. Size of patch steadily increases – not related to rainfall, temperature, season etc.

 

Penetrating damp

Water from rain or snow reaching the wall ceiling

Small or large patches may be some distance away from the point of entry, but patches around windows usually indicate poor sealing or faulty windowsill, and long vertical stain on upper floor indicates faulty gutter down pipes. Patches expand after heavy rain. Associated with exposed North and West facing walls and with old houses (no cavity walls).
 

Condensation

Water from the air condensing on the wall/ceiling/room surfaces/furniture/clothing Recognition: Water drops on windows, mirrors etc – damp and sometimes mouldy patches on walls. Less common on ceilings. Associated with steamy rooms, cold weather and poor ventilation.

 

Rising damp

Water from the ground reaching the floor/wall

 

For water to rise in a wall, a supply must be available at the base. If the ground surrounding the wall is saturated, this condition is achieved but, if the ground is not saturated the soil will exert a suction that will oppose the upward capillary pull on the water in the wall. Water drawn from the soil usually contains a low concentration of soluble salts and the rising water will also generally dissolve salts from the brick or the mortar. When evaporation occurs, the salt solution become more concentrated at the surface and finally the salts will crystallize out.

Recognition:

Wallpaper peeling away from the skirting board, lifting floor tiles, discoloured patch on wall. Wall patch can rise up to about 1metre – pronounced tide mark present. Patch expands in winter. Associated with old houses (damp-proof course were rare before 1875, and old lime/sand mortar absorbs water.
